We work through three things. What you can comfortably afford, which is rarely the same as what you qualify for. What each option actually costs you over the life of the loan, not just the monthly payment. And what has to happen between now and closing, so nothing catches you off guard.
How I work
Working with many lenders rather than just one changes what is possible. Each has its own rules about what they will approve, so a no in one place is not always a no everywhere.
Once I understand where you stand, I match your file to the lenders whose guidelines actually fit it, then deal with the back and forth on your end. You tell your story once, to me.
